The July 2026 Fort Collins real estate market update shows stronger single-family home sales, lower inventory and relatively stable median prices.

According to the June 2026 Local Market Update provided by the Colorado Association of REALTORS®, 219 single-family homes sold in Fort Collins during June. That was a 17.1% increase from June 2025.

The median sale price declined 1.1% year over year to $660,000, while the average sale price increased 8.2% to $781,660. Available inventory fell 9.1%, and homes sold in a median of 51 days—six days faster than one year earlier.

For buyers, fewer available homes could mean more competition for attractive, correctly priced properties. For sellers, stronger sales and shorter marketing times are encouraging, but pricing must still reflect the property’s condition and recent comparable sales.

The number of single-family homes available for sale fell from 396 to 360. Months of supply declined from 2.7 to 2.4 months.

  1. Median prices remained relatively stable.

The median sale price declined only 1.1% year over year, while the average price increased 8.2%. The difference between these measures indicates that the mix of homes sold affected the monthly results.

Together, these figures describe a market with active demand and limited supply, but without rapid citywide median-price appreciation.

Is Fort Collins a buyer’s or seller’s market?

Fort Collins single-family conditions generally favored sellers in June 2026.

The market had 2.4 months of inventory, down from 2.7 months one year earlier. A lower supply means buyers have fewer available homes relative to the current sales pace.
